Management Company ChangeFeb 17, 2012

Dear Woodbridge Homeowner,

Your Woodbridge Board of Directors has made a decision to change its management company in order to better meet the service and financial needs of the Association.  We have selected Advantage Idaho which is headquartered in Garden City.  The official change date is March 1.  We remain on good terms with our previous management company and we will all work to have a seamless transfer of records and responsibilities.

The Search Committee and Board went through an extensive process to select a new management company, including interviews and contacting references.   We selected Advantage Idaho for several reasons, but particularly because of their long history with many other satisfied associations in the Treasure Valley.  Many of Advantage Idaho’s other clients have communities and amenities very similar to those in Woodbridge.

Working with your Board of Directors and committees, Advantage will be providing a variety of services, including financial, administrative, compliance with covenants, site management and communications.  Communications will include newsletters as well as day-to-day phone calls, e-mails, responses and other matters associated directly with Woodbridge residents.

Beginning March 1 Advantage Idaho will be your first place to call if you have a question about your assessments, a response to an infraction letter, a message or question about the subdivision, or any other related items.  You may reach all Advantage Idaho staff at 323-1080.

Your permanently assigned Association Manager will be Amanda Al-Shawaf who can be contacted at amanda@advantage-idaho.com.  Billing questions should go to Rusti Joiner at rusti@advantage-idaho.com.  You may contact Advantage Idaho’s owner, Carla Everhart, with any urgent concerns.

Your Board of Directors will continue to be very much involved and will make all policy and budgeting decisions.

We encourage you to sign up for the Woodbridge email list. If you have not received email from the Woodbridge HOA before, we encourage you to visit the Woodbridge website and click the “Sign Up” link so we can send you important information.

Please be patient as the Advantage Idaho staff gets to know our subdivision and the matters that concern you most.

Irrigation Valves FailingDec 2, 2011

Many of the old gate valves in Woodbridge subdivision have been failing do to corroded parts. When one of these breaks it can be a couple of hours before the Nampa/Meridian Irrigation District can come shut the water off at the main pump house. This winter/spring is a good time to replace these valves.

Proposed Traffic Calming MapDec 2, 2011

The ACHD, in an effort to reduce cut through traffic, and slow traffic through Woodbridge, has proposed the addition of six (6) speed humps in the area.  Two (2) humps to be installed on Bowstring, two (2) on Woodhaven, and two (2) on Thornwood.  Each hump will include two (2) signs, one on each side. ACHD and Woodbridge will be scheduling a meeting at the beginning of next year to present the proposal to Woodbridge Homeowners.  Letters will be sent to Homeowners with specifics.

Board Meeting Notes

October Board Meeting HighlightsNov 9, 2011

The board met on October 25, 2011 at Riverside. Here are the highlights of the notes.

  • Bette Monteith has stepped down as the Woodbridge treasurer. Bob Parker will become the acting treasurer and Liz Boone will join him on the interim finance committee.
  • The Timbergate pod does not currently have a delegate. Homeowners in Timbergate who would like to serve on the board should contact Riverside for more information.
  • In 2012 and going forward, all homeowners will be required to sign a form every year reviewing pool usage requirements and regulations. Those who do not sign and return the form will not have their keys re-activated. In 2012 some new pool volunteers will be needed. The board also discussed increased security methods for the pool and Cabana in 2012.
  • There has been a lot of vandalism and crime on Bowstring recently. Residents are encouraged to keep their houses secured and to be alert.

The next board meeting will be held in February 2012.

The irrigation water that feeds the Woodbridge sprinklers was turned off on October 6. You can now have your sprinklers winterized at your convenience.

Board Meeting Highlights: August 2011Sep 19, 2011

The board met on August 30th. Here are the highlights of what was discussed:

  • Residents who had asked about purchasing trees for the common area were sent letters this summer. None have responded.
  • ACC house painting requests: design review committee will take into account surrounding houses to ensure that proposed colors do not conflict and that similar colors are not repeated too often.
  • Pool report from security firm: nine reports of after-hours usage reported last month.
  • Various ACC requests processed.

The Woodbridge pool will be closing for the season on Monday, September 26. The last day for pool usage will be Sunday.

The HOA board meeting has been postponed and will not be held on August 23. A new date will be posted shortly.

Board Meeting Highlights: July 2011Aug 22, 2011

The Woodbridge HOA Board met 7/26/2011. Here’s a summary of the items discussed:

  • Some specific landscaping issues discussed. Further landscaping questions will go through Landscape Committee first.
  • Cabana reservations have been going smoothly. No further problems.
  • Board may change pod party distribution for 2012 to be more equitable by neighborhood.
  • Will be sending out painting letters to those who need to have gable touched up, but not entire house. Neighbors can possibly work together with vendors to secure volume discounts.
  • Change Approved to Design Guidelines: “Due to the age of Woodbridge and the development of established landscaping, all replacement trees must meet a three inch caliper instead of the previously stated two inch caliper.”

The next meeting will take place at Riverside Management on August 23, 2011 at 6:00 pm.
